Understanding the Home Buying Process
Many buyers and sellers are unsure what happens after an offer is accepted. In Pennsylvania, several important steps take place before closing day.
Understanding the process can help reduce stress and make the transaction smoother.
Step 1: The Agreement of Sale
Once an offer is accepted, both parties sign an agreement outlining the terms of the transaction. This includes price, timelines, contingencies, and closing details.
Step 2: Home Inspections
Most buyers schedule inspections shortly after the agreement is signed. Common inspections include:
- General home inspection
- Radon testing
- Wood destroying insect inspection
- Septic inspection
If issues are discovered, buyers and sellers may negotiate repairs or credits.
Step 3: Mortgage and Appraisal
The lender orders an appraisal to confirm the home’s value. During this time, the buyer’s loan also moves through final approval.
Step 4: Closing Day
At closing, documents are signed and ownership officially transfers to the buyer.
